Zillow’s methods of computer-estimated real estate prices ("Zestimates") were called into question by analyses completed by the Wall Street Journal in an article reported in yesterday’s issue. While the average error for the estimated vs. actual selling price of a home was 7.8% and close to Zillow’s own estimated error of 7.2%, some of the prices that the Journal looked at were grossly incorrect. Zillow does best in areas where there are lots of "comps" and allows the user to compensate for any upgrades the house has undergone. The Journal’s report compared 1000 home sales using data from First American Real Estate Solutions.

Pentaho, a company that uses open source solutions to develop business intelligence applications has integrated their suite of products with Google Maps. They demonstrate a fairly typical application of business GIS of showing sales by location but at least the BI community is finally waking up to using maps with their applications. [The demo will ask for some basic information for you to view it.]

The tale of a car wash underscores the need for location company Skyhook to partner with search engine firms to deliver ads to those within a few blocks of businesses. The owner makes it clear that his customers are within 5 miles of his business and they don’t make reservations. Therefore, he’s looking to tap into hyper-local advertising.
Murphy says he could target more of the impulse purchasers—real estate agents and other “wired” professionals—who may not live in his area but are there for business with time to kill between appointments.
The future?
To bring more of the multibillion-dollar small-business advertising market online, Skyhook is working on relationships with Yahoo and Google, and the improved local search made possible through its technology will start to be available to small business over the next 6 to 12 months, says Ted Morgan, the company’s founder and chief executive.
